Why do you need Title Insurance
Title insurance is a policy meant to protect home buyers and mortgage lenders from damages or financial losses caused by a bad title due to title defects. Most title insurance policies cover all the common claims filed against a title, including outstanding liens, back taxes and conflicting wills.

Title Search
The history of the property will be researched. A title search or property title search is the process of examining public records and retrieving documents on the history of a piece of real property to determine and confirm property's legal ownership and find out what claims or liens are on the property.

Escrow
Money is received and disbursed properly and according to any contractual obligation.

Title Examination
The documents found in the search will be thoroughly looked over. This will determine if the title to the property is free and clear.

Letter Reports
This is a non-insured search of the property. The search goes back to the most recent title. The report will show any open liens, unpaid taxes and who holds the title.

Closing
All documents drafted and signed by responsible parties. Signatures will be notarized and documents will be explained.

Recording
Documents will be recorded at the Register of Deed and the responsible person/entity will receive the recorded document.
